Reclad specialists for Tauranga homes

Recladding is one of the most demanding jobs in residential building. It is part investigation, part remediation and part new build, and the house has to end up genuinely weathertight, not just looking new. Create Built is a Tauranga reclad builder that manages the whole process, from the first moisture assessment to the council's final sign-off.

Tauranga has more than its share of homes from the monolithic-cladding era, and the Bay's wind-driven rain and salt air find every weakness. If your home is showing the signs, soft or stained linings, swollen skirtings, cracked plaster, a musty smell after rain, it is worth finding out what is going on before it gets more expensive.

What a reclad with us involves

  • Assessment of the existing cladding, framing and moisture, with a building surveyor where the situation calls for one
  • A clear scope that separates what must be done from what you might choose to do while the walls are open
  • Consent through Tauranga City Council or Western Bay District Council, including the engineering and weathertightness design details the council will want to see
  • Strip-back and remediation of any decayed framing, with treated replacement timber
  • A modern cavity-based cladding system: weatherboard, vertical cedar, brick, metal or a mix, installed to the manufacturer's and the Building Code's details
  • New flashings, joinery and membranes as required, and the opportunity to upgrade windows and insulation while the walls are open
  • Inspections and code compliance managed through to a completed certificate

Reclad and refresh at the same time

Because a reclad opens up the whole envelope, it is the best moment a house ever gets to change its look. Many of our reclad clients take the chance to move to cedar or dark metal, replace aluminium joinery, add insulation and improve the entrance. We will show you what is possible and price the options separately so you can decide what is worth it. If you are planning interior work as well, a reclad can be combined with a home renovation.

Not a leaky home? Reclad for the look

Not every reclad is a remediation. Sound but dated homes in Papamoa, Bethlehem and Otumoetai are reclad simply to modernise them, add value and get a warmer, quieter house. The process is the same, just without the surprises.

Why Create Built for a reclad

Recladding rewards a builder who does things properly on the parts nobody will see. Our approach is no shortcuts and no compromises on the flashings, the cavity, the membranes and the framing repairs, because that is what makes the house dry for the next thirty years, and clean, elegant finishes on the outside because that is what you will look at every day.

Questions about recladding

How do I know if my house needs recladding?

The signs of a leaky home include soft, stained or bubbling wall linings, swollen skirtings and architraves, cracks in monolithic plaster cladding, rusting fixings, a musty smell and mould in corners. Homes built between the early 1990s and mid 2000s with monolithic cladding, no cavity and complex roof lines are the highest risk. If you are unsure, a moisture assessment is the first step, and we can arrange one.

Does a reclad need a building consent?

Yes. A full reclad is consented work, and where framing is repaired the council will want to see the details of the repair and the new weathertightness design. We coordinate the consent and every inspection through to the code compliance certificate.

Can we stay in the house during a reclad?

Usually, yes. Most reclad work happens on the outside of the house, and we wrap and protect the building as we go. Where framing repairs open up interior walls we will tell you in advance and stage the work around you.

What cladding should I choose?

It depends on the house, the budget and the look you want. Vertical cedar, painted weatherboard, dark standing-seam metal and brick are all common choices in Tauranga, often mixed on one house. We will walk you through the options, show you examples and price them separately.
